Because as the gap between rich and poor increases, more and more property will be concentrated in fewer and fewer hands. The result is that both property prices and rents will go up, until eventually everyone is basically enslaved to the wealthy few.
There have been rent strikes, where renters get together and refuse to pay the landlord (or the mortgage), while continuing to use the land. This challenge to capitalism is usually repressed by the government, so you'd need lots of organization in the community to make it successful.

Because you are paying for the privilege of using something which belongs to someone else. If you don't like it buy something and live in that, then you won't pay rent.
