Realtor called earlier to say not one, but two contracts were due in today on our home. And am I allowed to ask what their intentions are for the place? I don't want someone to come in and stuff a bunch of trailers in there.

I care because I have lived there over 12 yrs and it is a quiet country area with wonderful neighbors. I hate to see all the trees destroyed and all the concrete these days. If I have a choice, I won't do that to my neighbors who have been good friends for so many years.

Some states prescribe that if the seller receives multiple offers, he/she has to alert the prospective buyers so they can decide if they want to go on second's i.e. if the 1st accepted deal falls thru....check with your agent to see what restrictions there are....

The use will be restricted by the zoning...and the buyer can always make an application to change it...

first of all, they are not CONTRACTS, they are called OFFERS. Until an offer is accepted & agreed to in writing by both the buyers & the sellers, it is an offer.

why do you care what their intentions are if you're moving?

you need to speak to your realtor. both offers need to be presented to you at the same time, and then you accept the one you like best, or counteroffer.

your realtor should explain all this.

You are not getting contracts. You are getting offers. It becomes a contract once you sign it. Make sure the person has financing.

it depends on what state your in. of course you want to accept the one with the highest offer, but you want to make sure they are pre-qualified for the mortgage. your realtor should be able to help you make the best decision
