I just bought a house and am going to be moving into it in a month. Problem is my lease isn't up till December. I can't afford to pay both my lease and my mortgage, and it's really hard to get out of a lease while still getting to keep the security deposit. So I need a good reason to break the lease, so my landlord won't have a problem with it and will still give me my security back. Can someone please give me a really good excuse, cause i can't seem to come up with one. Thank you all who respond to this!

As a landlord, there are reasons that tenants have given that are acceptable for me to break a lease. These have been, illness in the family requiring the resident to give care, death of a loved one in another state and estate matters must be handled from that state, illness of the tenant themselves, military service of any signatory to the lease that requires re-location, existing job re-location wherein the tenant had no choice, medical treatment necessary for a child not available in the area, criminal prosecution, and violation of certain laws. I also broke a lease with a tenant that had violated the terms of their student visa. Generally speaking, it costs the property owner a lot to break a lease, paint, clean, carpet, repair and perform maintenance, advertise and show a unit for rental. So, the excuse needs to be "a dire emergency or something causing the action to break the contract that was/is out of the lesee's control." In your case, the simple truth may suffice.

The truth may work - especially if your lease ends in December, which is a very hard month to re-rent the apartment because of the holidays. Go to your landlord and tell them the truth and tell them you wanted to let them know as soon as possible since it is so much easier to re-rent the apartment in September & October - offer to let them show the apartment while you are still living there and tell them you will leave it in move-in condition and make sure you do.

I have been renting one of our properties out for a while now, and would have absolutely no problem with a tenant doing this - but I would be ticked if you tried to pull one over on me.

If landlord made any changes to the property, you could use that as an excuse. Also if there are any noise from neighbors, that could be a good excuse too.

Another option is to negotiate with a landlord and arrive at a compromise. Such as, you could find a renter immediately and get a certain percentage of your deposit back. If he can rent the property at a higher rent, he may be willing to let you go out early...

I would use Craigslist or some other site which lists people looking for apartments. Then you may be able to convince the landlord to let you out of the lease because this person is willing to sign a new one.

And to think they let you buy a house. Tell your landlord the truth. Start helping now to find someone else to move in. (They still have to be approved by your landlord.) Be honest. You have alot to loose by being dis-honest. Tell the truth now...
