Concentrate on the following :

Registered Document In the Name of Applicant.(in case u r buying on loan, the copy of the agreement signed in your name should be given to you with proper authentication)

Parent Document Of the land with the plan of the existing construction with the signature of the owner and licensed Surveyor Encumbrance

Emcumberance Certificate Taken for 15 years from the date of document executed .

Present Building Plan with The Signatures Of proper authorities and stamps

Previously Sanctioned Plan if any For building , if the existing plan is a deviation from the old one.

Also check up whether there is any deviation in the existing built one from the approved plan .

Receipt for all the payments you have made so far in original.

Check for any pending dues existing for the site/building towards municipal corporation/water authority etc etc. (check for the copies of latest payments)
