For asphalt shingles with no tear off of the old roof, $300 per square (100 square feet of roof). You do not have to remove the old roofing as long as there are not more than two roofs installed. In other words, you can have a total of three complete roof systems installed before you have to remove the old roof.

Usually $150 to $200 per sq. (sq.=100 square feet) material included, for a tear-off, depending on the pitch of the roof and the shingles you choose to have installed on your house. If your roof is 27 sq for example, it will cost you between $4050 and $5400 for a completed job everything included. The only thing that may affect this is where you live. (prices may be different where you live as opposed to where I live) (I live in Ohio) Some Roofers may not include replacing any bad wood in there bid. I will replace up to 100 sq feet at no additional charge. After that I charge $30.00 per sheet including material.

I have a two story house with a little over 1,000 sq. ft. base and a little over 1,000 sq. ft. upstairs. My roof cost was about 4,600.00 but I had about 100 sq. ft. of rotted decking that had to be replaced. Most of the time there will be a little decking or trim to be repaired. The decking cost was included in the roof repair. The cost of the wood and repair for the decking was 600.00. I feel like a good roof job shouldn't cost over 6,000 for a 2,000 sq. ft. house unless there is a lot of damage. Depending on the state you live in. I live in TN. I didn't have an architectural roof put on. I had composition shingles. Architectural roofs are a little higher.

Go to Lowes Home Improvement. They will tell you how much the roof will cost and also labor. They also have people that do contract work.
