As a Realtor, I have to say, if you have to ask the question how, you do not want to even try it.
Having said that, do your home work, there are a ton of book, websites and services that offer a large merrit of information and services for the so called "FSBO'S"
Just be aware, that dependent to your market conditions in your area, it takes a certain amount of time and effort to sell an average home at market value, if you want to achieve the same results you will have to be either very good or very lucky.
So you will likely give up time, effort or money to achive the results you are seeking.
Keep in mind that every smart buyer out there realizes that youre trying to save the commission, which comes out of the money the buyer brings in to the situation, so the first thing most forsale by owner buyers do, is discount the value of your home, by the amount of the typical commission payable for your house, and then they start negotiations
So who saved the commission, and then how are you going to be secure that everything will go the way you want it to go.
With research, hard work and lots of patience and preperation, you can do this by your self, very few people end up doing this by them selves a 2nd time, ever wonder why.

I look up houses for sale all the time in the area I want to move to on the net.Show lots of pics too.I can find out about the neighborhood,schools,etc. plus see the home before driving out there to be disappointed.there are some I've been impressed with from the pics that I wouldn't have even thought of looking at but I am this weekend.

Go to the bookstore,
Find the Real Estate section,
Buy some books on FSBO (For Sale By Owner),
Cross your fingers and hope you don't miss anything important and end up getting sued.

don't do it - even though you have to pay commissions as the seller, it's better to have a pro who knows the in's and out's of the biz to get the right buyers in your place to look at - if you're trying to save $$$, try selling your joint through "Help-U-Sell" - they charge a flat amount to sell, not a commission and you'll still have a pro guiding you through the red tape - good luck

Use a real estate agent. they will do the work for you and it will be less stress. ERA agents are the best! They have more training than the other companies
