I need to sign a lease with a potential tenant in 2 days. I 'm searching for some reliable/credible companies who can perform a background check quickly at a reasonable price. Doing a google search resulted in thousands of companies, and I do not know if they're credible or not. Thanks.

My advise is,

do it your self, and take your time, to check any and all references as I call it three deep.

When you get a referrence, check the referrence, and ask that person for 3 referrences of people that also know the applicant.

you check those, and ask the same question, of 3 more referrences of people that know your applicant(s)

the first level of referrences are almost useless, as they are the best selected buddies and friends with the applicants, the 2nd tier gets better, as they are at least one level removed.

But the best are the bits you will get from the 3rd level, and I am sorry there is not a company that can do that for you and you being able to rely on the feedback.

Now if you wanted to hire a company to do this for you, they too would have to go thru the same process, when you hire them, and then they would have to do the same with the applicants, so either way, it is going to take time, effort and energy.

Trust me from years of personal experience and the experience, from many if not all of my investor clients, if there is one thing you do not want to short cut or rush, it is screening tenants.

Every time you do , you will pay dearly for it in some way or another, so take you time, if the tenants are as good as they appear to be they will understand and appreciate your dilligence, as they will be wanting to be working with a landlord that will looks after the property and those that live there in the right way, if they get upset, you did not want them in the first place.

We have worked with Tenant Tracker and Credit Retriever. Try those... not sure if they do single checks though. Also, check your states courts online system you can pull information on the tenants using that.

I have used National Tenant Network (NTN) for abotu 10 years and have always been happy with them. They are reasonably priced. On occassion, I can't figure out how to interpret a part of the report, and they are always willing to explain it to me in detail.
