talk to a good commercial real estate agent, one that does nothing but commercial real estate.

With most good business opportunities, they are not really listed publicly, but the good agents are aware of them in your area,or will be able to find them for you by way of word of mouth.

In commercial real estate (the sale of a business is deemed commercial real estate) many owners of businesses or property do not want it to be known that they are selling, and will only offer their business or property for sale to one or a select group of people or agents

If you don't want to talk to an agent the typical websites will possibly help out (ebay, realtor.com etc)

Good Luck
