A Spec home is a home that is already built and ready to buy. Sometimes they don't put in the final things such as carpet, or paint so that you can choose your colors. Model homes are different. Many people don't like to buy a dirt site and wait for the home to be built because they can't envision it. The spec home allows them to see how the home sits on the lot and what the floor plan will really look like before they decide to buy.

Builders will often build some extra homes that haven't been purchased by buyers yet. They put them up for sale. Sometimes somebody will be relocation and need to buy a house relatively soon and can't wait 7 months for one to be built. They can buy a spec home and move in much sooner.

two main types of homes - spec homes and custom homes. easiest way to explain the difference is have you ever gone to a subdivision that every third house is the same floor plan? it may have had the garage moved to the other side but basically it is the same house. The builder/ developer has a set of plans usually three or four and he ordersw in mass volume his supplies to get his cost down so that he can sell the home for maximum profit. sonce all the homes are a set plan the labors already know ow to construct the home and it takes a very short time to actually get the house finished.
A custom home is one where you and the builder sit down and discuss what features and room layout and interior and exterior materials you will be using to build your home from. The process is longer and more costly as you are buying items for single house not multiple homes.
all homes are either of these two types. they also can be new or old. just because it says spec does not mean that is either new or old bit how the home was built.

...well "Girlwhoknows" is sort of right. "Spec" refers not to "Specification" but to "Speculation". The builder is speculating with his/her own funds for a profit. These house are used normally as models, and thus do have many upgrades.
