In the book Winnie the Pooh where we are introduced to Pooh we are given the following explanation why he is sometimes called Mr. Sander.
Winnie the Pooh Chapter 1, Winnie the Pooh and Some Bees:
Once upon a time, a very long time ago now, about last Friday, Winnie-the-Pooh lived in a forest all by himself under the name of Sanders.
What does "under the name" mean? asked Christopher Robin.
'It means he had the name over the door in gold letters and lived under it.'
Mr Sanders lived in the plave prior to Winnie-the-Pooh and just forgot the sign when he left.

The truth that everyone is hiding from you is that The Sanders' were the family who invited Winnie to stay at their house during his period homelessness. During this time Winnie (that's his name, he is a Pooh, the race of his species are called Pooh's, that's why he's Winnie THE Pooh) devoured the family he was living with, he then continued to use their home as a resting ground and keeping place of the honey he steals from and around the forest.

The Sanders sign was there when he moved in. The real "Mr. Sanders" was the prior resident of the house where Pooh now lives.
Therefore, when A. A. Milne writes in his book that Pooh lived under the name of Sanders, the book clarifies this witty statement by stating: "It means he had the name (Sanders) over the door in gold letters and Pooh lived under it." If Pooh's name really is Sanders, by virtue of living under a sign by the same name, then by the same reasoning, your friend's last name may actually be "Mercy Hospital", or if he moved into a house and the prior owner's name was still over the door, maybe his last name is "Sanders".

"Winnie the Pooh lives by himself in a tree in Hundred Acre Wood under the name of Sanders. "It means he had the name over the door in gold letters, and lived under it." No one really knows who Sanders was. The best guess is that Milne used something he found in the woods near Cotchford Farm and incorporated it into the stories. In this case, a sign with the name Sanders was found on a tree, and it was decided that that was the tree in which Pooh lived."

Suggestion:
In case you didn't know (and Disney would certainly disagree I'm sure) Pooh's author was A.A. Milne - a fascinating man to read more about perhaps.
Here's a helpful web page:

A few others if you're interested in the man also, not just his work.
