Non-commerical, redsidential land. My co-worker want to know.

Yes it can,

dependent to where the land is registered in its respective titles registry or deed's office, that is where the ownership will be registered.

It is my understanding that the issue is likely mute, as in most 99+ % established properties the ownership will follow the border and not actually cross over into the next country. But sometimes boundry adjustmens are made that can cause odd situations with split properties, in most cases efforts will be made to adjust the properties lines and compensate the damaged party if needed
