Preventative maintenance - repairing/replacing parts etc as needed before something breaks down.

It's a little like repairing a leaky roof when it's sunny out - makes more sense and less damage is caused by fixing something before it breaks.

Preventitive maintenance means taking care of something so that it continues to work. The goal of preventitive maintenance is to prevent the need for repairs in the future. It can be as simple as lubricating a lock mechanism (to prolong its life) or polishing a clean surface (so it is easier to clean the next time) or a complex system like the ones used for masonry (sealing it to prevent water damage) or on a roof (reflective paint to stop deterioration).
