You have to give the tenants legal notice to vacate. It's 60 days in my state. Check with your local Magistrate.

I think with the proper amount of notice, it would be ok. I should think they would want it renovated if it were in need of this. Perhaps they would want to come back and rent it again. They could get a temporary place, if they have set up roots there, like they want the same school, church, etc. You could give them the courtesy of discussing this, then you might get them back again. Don't burn any bridges. I was a Realtor in three different states and never made any enemies. You know, when they like you, they will tell a few people, when they hate you, they tell the world. Renters can do damage if they feel they are being mistreated and leave in the middle of the night, oh, you know, just be nice is what I am saying.

It would not be an "eviction". You would just be giving them Notice To Vacate. Since it's 'month-to-month', I'd say 30 days notice is all. Not 60 days. If you had a Lease (which you don't), and they pay their rent on time every month, you'd have to wait until the end of the lease...and still you'd have to give 30 days notice. All States have different landlord/tenant laws. Contact your County Housing Authority (City Clerk will have a phone # for you), and ask them. In most of Caliofrnia, Oregon & Washington the tenant can give 20 days NOTICE to Vacate (without cause/reason). ("At Will" it's called). but the landlord has to give 30-days Notice---ESPECIALLY if the rent is current..

But you need to find out your own County/State laws.

its not very nice, so I suggest evicting tenants in another area that cant keep up with the rent and just move the ones with good credit to an area where renovation isnt taking place. also jsut so you know eviction will go on their credit record and look REALLY bad so just let them no that they have to leave. then if they dont, eviction is nescessary.

your contract is the basis for the termination of the rental agreement. non-renewal of the contract is an option that you should employ so that you can have the space renovated. always consider due process and good faith in your part when dealing with tenants.

As long as you give them an eviction notice and wait the appropriate amount of time (according to the notice). You should have no problems.

You can not evict for that reason - but you can tell them to vacate - unless the lease agreement says you can.

you can evict them for renovation.
but, if rental aggrement is on month to month basis, you cannot call them as tenants and yours must not be a house.
it must be a lodging place.

60 days,,that gives them plenty of time to find a new place to stay
