If it is your tree, then as far as I know you are. You can not trim it back if it is roots causing the problem. You cut the root you kill the tree. You can I think have some one come in and put up a root guard but that is expensive. Call your insurance agent, home owners may pay for the removal of the tree.

Around here, the neighbors would own any roots that grow in their side of the property, they could legally dig them up and cut them off.
But the best thing is to talk to them, agree to get an arborist in to look at the tree and comment if the roots could damage the pool.
If the specialist says yes, cut the tree at shared cost, if no, leave the tree.

The law in Phoenix, Arizona is if someone's tree grows over onto your property you can cut it. That means roots, over hanging branches and anything else. I would think if someone's tree caused damage to another person't property the right thing to do would be for the tree owner to take care of the problem.

person who owns the tree. The tree is interfering with the neighbors "free enjoyment of the property" so when asked to cut it... the owner would.... this could go to court and waste a lot of money....

I've had something similar happen, a neighbor's tree roots destroyed a walkway between our homes, the neighbor was actually the one who noticed it first and he had it fixed right away.
