What are some things that one could do to increase their house's selling value?

What % would the home value increase if the following were done:

1. Pave the driveway
2. Finish off the basement
3. Add a garage/deck/mud-room, etc.

Rule of thumb: Don't put more into it than it will net you in profit at time of sale.

Best person to advise would be a qualified real estate agent. They'll come out and take a look for free.

I would say if the driveway is crumbling or in bad shape and you're aiming for curb appeal, yes, if it's not horribly expensive.

Finishing the basement? Only if you're going to do it yourself and it's not horribly expensive. IF you do that, keep it basic and simple, but it's generally not worth the effort.

Adding a garage, deck, etc... God, no! That's so much money and work and it might not even be something that appeals to the potential buyer.

Typically you want what you have to be in good repair and neutral to view. Your house should be a blank canvas that someone else can walk into and see potential. What's the point in doing all this work and not being around to enjoy the finished basement, deck etc? The driveway might just be repair. Do that. It'll improve the first impression folks have when they come in.

Curb appeal is the best selling point. If they like how it looks from the street they tend to overlook minor things inside. Do some good landscaping, flowers, bushes, etc. Get a gardening/landscaping expert to help you plan what you need to set your house apart from the neighbours.

Also make sure that the place is extremely clean and uncluttered. Put an apple or two in the oven and bake them so the aroma of apple pie permeates the house. That is the simplest and cheapest thing you can do. Of course you can spend lots of money on all kinds of upgrades. If that is what you want to do then spend the money in the kitchen and baths. Those are the two main selling points inside. However, make sure in advance that any money you put into any remod will actually increase the value of your home. You could spend thousands and only get hundreds back. Check with your Realtor

The first two definitely wood. Generally people dont want to buy a house that doesnt look like its finished.
Its the first impression that it will help with because the home is ready to move into, you wouldnt HAVE to remodel or work on it.
Also the appearance of the landscaping has an effect on peoples first impression, you dont have to spend a lot but make sure it is looking alive and tidy. maybe a few blooming plants by the entry.

Right now, real estate is not selling. The house prices are way too high for what you are getting. Make your improvements if needed, but keep in mind that the house prices are going to start coming down. If you do sell your home, make sure you realize that whatever you do buy is going to cost you alot.

Clean the clutter inside the house. Get rid of magnets on the refridgerator, unnecessary things on the counters, dead or fake dusty plants.

A fresh coat of neutral color paint if necessary. Fix all the cracks and leaks that are visible.

The kitchens and bathrooms are very important, so make sure they are ship shape.

Driveway would be no biggy. Basement is nice if professionally done but you will not get what you paid to get it finished.

I would say I need a garage more then a finished basement since most buyers will want to do the basement their way anyway.
