my friend said you can use the web site called mininova but I don't know how to do this.? Also it would seem that the lake house having just been in theatres would not be downloadable now

With Limewire, and many other similar programs out there, it is definately possible to download all types of movies, including The Lake House. Though, because it's only recently been released in theatres, it'll most likely have been recorded from a camcorder... so the picture and sound isn't all that great.
Every now and then you will come across screener versions of movies, but even those aren't the fully polished versions. Either way, if you can find it... it's free! Illegal in some cases, but still free!

If you are downloading it you are breaking the law.
You will need a bit torrent client to download it from mininova. If it's still in theaters then it will be a camera version of questionable quality.

go to download.com and download BitComet.
Go to mininova and download the "torrent" file
Open BitComet and go to the open torrent option.
Open the lake house file and it starts downloading.
Dont' download Azerus it's slow and overrated.
