we had a renter that moved in with no deposit on the house. She left without paying the last 2 months utility bills and fixing the damages to the house. she gets a back child support check and has no children at home to support with that check. she also works full time. she did agree to fix the house and pay the bills when she left.

It's your own fault if you let her move in without a deposit. If you let her move in without terminating your utility account so that she didn't have to open her own, that's also your fault. You can sue her for the 2 months rent & the utility deposits. In most states child support checks cannot be garnished. As to back child support, maybe, maybe not. Suggest you forget it & treat it as an expensive lesson in how to be a better landlord.

Nope. You cannot file a lien against a persons income. You can take them to small claims court. Sounds like you need to make sure you have a better lease in the future, and a deposit to cover damages.

Nope, you can't file a lien on income, just on personal property. The most you can do is seek a garnishment of her wages.
