Would it be more advantageous to invest in a REIT mutual fund for added diversification? Or can I find a list somewhere of the top performing REITS and pick from those individual stocks?

Check out the Vanguard REIT index fund. It's a good way to diversify since the REIT market doesn't correlate well with the stock market. And mutual funds are always more diversified than individual securities.

How about this - invest in neither. If you are planning on investing in some sort of real estate then just invest in real estate itself. You can do this with good or bad or horrible credit.. I invest in real estate everyday. That is my job, I work for myself. I make a good living doing so. Everyone has to start somewhere with their investing and regardless of what everyone says about the real estate market people are still going to need a place to sleep at night. I have never subscribed to any of these nor do I own one of these programs. I learned from the school of hard knocks.

Your a fool to buy REIT's while a real estate bubble is popping...do you think they will continue to pay dividends while the profits shrink?...NO! they will cut the dividend payments at the same time the stocks prices will fall....buy DXD or DOG etf's and set a stop-loss on the trade....

Pick a REIT ETF, i think one of the tickers is REIT. That way it's handled like a stock.
