My boyfriend and I are looking for a rent house?

What are some things that we need to be cautious of and watch out for? We have lived in an apartment since December, and this is the first actual house we would be renting.

Make sure you look for foundation problems on the outside and inside of the house. Popcorn ceilings could mean people were trying to cover up something on the ceiling (cracks, etc.), make sure you hire an inspector and take one with you when you are seriously considering a house to rent so they can look over everything and make sure nothing is out of sinc and you don't have any surprises later. When you do decide on a house to rent, remember, before doing any repairs, you still have to contact the landlord and ask them if you can make the changes. Good luck and congratulations! =)

Make sure they do all the fixing up there is. Once you move in it is hard to get them to fix anything. You know at an apartment complex you can call maintenance, when you rent a house the landlord or the property manager (real estate agent) needs to get a contractor and they will go out of their way not to get one. Just be careful!

Be sure who is responsible for yard maintenance, ask what appliances come with the house (sometimes all, sometimes nearly none), check to see what utilities are included or not, find out if garbage pick-up is included (some areas have municipal free pick-up, some areas have paid pick-up), check the house for mold (a big health risk) in damp areas, and find out about any restrictions the community may have. Who is responsible for repairs that become necessary?

Just like with apartments, be sure to get renter's insurance.
