There is something called "collective memory" and some suggest it is born in our physical make-up just like eye and hair color. There is no specific or exact theory. Like intuition or you may be seeing the future as opposed to it being a memory. Let me know if you find a conclusive solution.

Some theories suggest that reincarnation is the cause of déja vu. In the afterlife or spiritual dimension we can choose to reincarnate into this same life, over and over again if we wish, and that déja vu is actually us reliving the same moments again! I don't know if it's true, but I think it's a pretty cool theory!

i've heard it's to do with tiredness. When you are asleep your short term memory becomes long term memory. So when you are tired it starts to do that. So you think that something you've just seen is something you've seen before.
I get it quite alot and I suffer from CFS (tired all the time) so I guess it has some truth.

Research lately is indicating it's a short term memory malfunction. when you first see a room, for example, you have a short term memory of it that then transfers to long term memory under the right conditions. something is happening, in milliseconds, to prevent the short term memory to pass on to long term, so when you get another, in milliseconds, image of the room, you now recognize it from somewhere, not realizing the recognized memory is only seconds old.

its just something that happens(a smell, the way you look at something, the way you hear something) that reminds you extremly like another time that thing that happened to u happened.
