There is a business out there saying as the middle man you can make alot of money. Can this be true?

It is possible, but it is also extremely risky. You need to have a lot of available capitol (to first buy the mortgages) and make sure you have a real estate attorney on retainer because you can easily get burned if you're not careful.

I have a neighbor that is a mortgage broker and if/when he gets paid, his checks are usually in the five figure range, but the pay is rather sporadic and not on any reliable time table.

It's a tough business. You definitely can make money as a middle man, but getting your clientele built up can take time. So, if you have an opportunity to learn from a seasoned professional, and especially if you get salary plus commission (as opposed to commission only), then at least you can try it out without risking too much.
