When i was last at his house i found a vibrator and some handcuffs. He seems to be spending a lot more time in bed and has men staying over. What should i do?

I really do not believe your friend's sexual leanings are any of your business. As long as he is not coming on to you, what do you care who, when, and how he sleeps with someone.
If you are truly his friend, you will stay out of his personal life, especially when it comes to his sex life, unless he invites you into it by telling you he is gay or anything else personal.
If he is paying rent to live in one of your houses, then he is allowed to do whatever he wants in house as long as it does not cause damage. This includes sexual acts that you may not agree with.
I would say mind your business when it comes to what he does sexually because you could be way off base here, and end up looking the fool, and probably losing a friend in the process.
