been in the house now three weeks

unless you can see something on the sellers disclosure notice or you got an inspection, I hate to say it you are screwed. And usually a regular inspector can not diagnose such a problem, if they see any "clues" that there maybe is or has been termites they will tell you in the report, which will suggest that you get a seperate TERMITE inspector.

Call the agent you worked with...

my advice to you is this...if the agent you worked with tells you hey this is not going to go your way, do not spend the money on the lawyer...either try and repair said damage or sell the house and remember ALL the inspections

If the seller knew it and did not disclose or lied about it, then you can hold them liable. The difficulty is proving they knew about it before hand.

If you had the termite inspection done by a professional, then you may be able to go after them for negligence. Be aware, though, some inspection contract says it is for "visual inspection" only. In those case, you have to prove gross negligence.

If the damage is large, you'll need to hire an attorney to figure out the extent of your rights.

Go through your closing document see if there is any mention on the Seller's Disclosures. Did you have a home inspection? I hope so, because that will help you a lot in your case. Call your realtor and ask if s/he can help you with this problem. You should have some recourse if this was a known problem. good luck!

did you have a termite inspection done? the seller usually provides this for you did you not request it?.....you should perhaps call the agent who represented the buyer and let them know about this problem....you may also need to contact an attorney.....

I think there is nothing you can do. When you signed at closing, that is an agreement that all is acceptable. I had a similar situation when i purchased. I would, however look into it especially since you did no know about it when you signed.

I dont think theres much you can do. This should have been covered in the inspection before you purchased the house. YOur inspecter probably hasnt done his job correctly.

get a hold of the lawyer that did the closing for you and tell him/her what you have found, they will tell you what your legal rights are and what can be done about your problem & get in touch with the realtor that sold you the house aswell.

Your solicitor, or who ever is doing your conveyancing. And if your doing it on your own go and get a conveyacner. But not CWS!!!
