In mortgage indus. it's illegal to give anyone money..I need business and i want to give the realtors $500-1500 cash.. How can I pitch it to them.. ? I m new at this company. I need people to know my good work..

Hi,

First, you are correct giving gifts/money for referrals is illegal, but it is part of the game.

Second, if you want to solicit this type of business, I would recommend sending the realtor a bottle of wine and asking them to meet for lunch or drinks even before they give you any business.

Once you are meeting, wait a little while and put it in the context. "I am working with several other realtors, and I have some very good realtors that I work with, and I share a portion of my commision with them. Do you know any one who might be interested?"

This sets you up perfectly because you are not directly asking them, nor are you actually making an offer. If they want to take part, they can respond. If they do not want to take part, they merely say no and you know not to mention it to them again. You are also offering to share commission rather than give kickback or referrals.

How do you show people your good work by breaking the rules?

When I think about what I want from a lender, I want someone whose processor is competent, someone who quickly returns calls, someone who stays on top of every document needed and its status, someone who doesn't charge me unnecessary fees.

If you help me buy or sell more easily, my realtor benefits financially through her own work because you've done your own work ethically and well. If you do it any other way, I can not trust my realtor to recommend a lender.
