The silver coating is oil based and I do have the fiberglass tape for the seams but I don't know what the best sealant is to use on the seams around the swamp cooler, edges of the roof, cross seams and vents.
What is the brand name and/or description of the sealant?

I had a nasty leak on the Bluesmobile that was jetting in water like a drunk Frenchman at the pissoire. I picked up O.S.I. Pro-Series polyurethane caulk (white) at the Calumet City Home Depot for $4.50 tube. That was 5 years ago, and it still keeps out water like a champ.

Matt "Guitar" Murphy said to tell you to pick up a gallon of Silver Dollar aluminum roof coating and roll it over the seams after your repair. He and his old lady have a double-wide and they do this every spring to keep the u.v. light from drying out and cracking the seams during the hot Chicago summers.

There is a product you can buy from a mobile home parts store...it is silver in color, and comes in a large caulk tube. This is a superior sealant for metal roofing...the outer skin will dry, but internally, it stays flexible, thus insuring a permanent fix. I don't recall the brand name, but tell them you want the seam sealer in the caulk tube. This stuff lasts much longer than silicone or latex caulk, by the way.

Go into a home improvement store, i.e. home depo or lowe's. Once in there, look for an associate working there, introduce yourself and explain your problem/question/concern. Listen carefully to what they have to say and follow their advice. This has worked for me in the past, good luck!
