Has anyone built a lake house that is cheaper than the conventional cost of a small second home. I have some land on the lake but can't afford much of a house.

Check the laws out, but generally lake front property can be lesser developed than that of normal property. Meaning, on normal property you have to meet a lot more codes, such as plumbing and electrical....where on most lake property, you can build a "cabin", which is basically a house, just devoid the plumbing and electrical, which dramatically reduces building costs.

You can always go back and add those other things later on, as there is not generally going to be rules prohibiting the building of a normal structure, just more leniant laws regarding the minimum requirements of said structure.

Be real real careful, depending on where the property is located. Around here (Washtenaw County, MI) some new construction requires extremely elaborate and expensive septic systems. A friend had to put $36,000 into an engineered field before she could sell her deceased father's house. Before you do any structure planning, get with your local authority and find out what surprises are waiting for you.
