If you tell your mortgage lender that you got divorced and want to remove the name of your ex-spouse, they may turn around and tell you that since the two of you applied together, they now want to close the loan and you should reapply on your own credit. I'd be a bit careful about that.

Yes it can, there is a form that the ex-spouse needs to sign and notorize to have their name removed. I'm not sure what the form is called, consulting with an attorney would be my advice.

Yes, however, "Removed" implies the ex-spouse is/may not be in agreement. Seeing a lawyer for details, in this regard, could be the best investment you'll make.

Not unless you refinance. The loan was granted using both you and yoru spouses credit. They would require you to refinance using your credit alone or with another co-signer. The holds true even if the judge gave the house soley to you.
