When I had my house appraised about two years ago for a refinance, it cost $500.00. However, I only paid for the service because the online program the company I use came up with a lower estimate than I thought my house was worth. It turned out that I was correct and the money put out was completely worth it.

Just a month ago I used the same company to consolidate some expenses and the online estimate seemed correct, so this time it was free.

The point?
--Shop around. Your lender might be able or willing to do an online estimate for no charge. If it's in the right ballpark, you could luck out. But do your homework first so you have some idea of the selling prices of similar houses in your area!
--Obviously, the answer as to cost varies from area to area and company to company. You'll need to check around your own neck of the woods for the correct answer, not here where we come from all ove the world and all have different answers.

It may vary by state, but BEWARE of home appraisal charges. Make sure you get the bank to pay for it or write the cost into the mortgage. You, as the buyer, may pay $375.00, and then if you don't like the mortgage they've written you near closing, you are out that $375.00. It's a racket!

About $300 but normally if you are getting some sort of loan, like home equity, they just tie it in with the whole loan amount.
