Any ideas? I thought of maybe building a storage building but I doubt that will generate a lot of income. And there are already too many car washes so adding another in my area is out of the question.

The best business will depend on what you want, how you define to be interesting. A person may consider a pet sitting business to be the most exciting work in the world, while you would rather watch TV than take care of dogs. Or someone may say daycare business, but if you are not too sure of handling several kids and babies, then you may be better off with something else

The key is to determine what your interests are, what you want to do, what is suitable for your lifestyle and your overall goals, and what can fit with your resources.

Dan Ramsey in his book "101 Best Home Businesses" has a chapter on how to find YOUR best home business. He suggests these 10 steps:

Sounds like you have the property, what you should do is get a few pipe corrals, fence off some pasture land and do some horse boarding. As for the minature horse business, it can be tough. There isn't alot of demand right now for the mini's, at least not in CA, and there is alot that goes into breeding, taking care of a pregnant mare, foaling, etc., so your costs would be high and your benefits would be low.

If you thought of a storage building, how about a Storage Condominium where instead of tenants paying monthly rent you have owners that have title to their storage unit.

where are you? what are your skills? why do you want a small business? what are your resources, pc, transport ...? franchise or something unique? what would you do even if no-one paid you? ....
Do some personal goal setting, some market research, ...

Consider a social enterprise -
ie one that not just makes money, but provides community, social and environmental benefit. In the UK these are called Community Interest Company, www.cicregulator.com.

Flip houses.
Make them rental properties or sell them.
You are not tied to hours like you would be working a franchise.
Bigger money opportunities.

go with what you know first, this way your the best at it.

think of all pros and cons ., not just profits
first ask what would you hate about this kinda work and can you do it for 15-30 yrs?
