Yep, I am sure this is because your lease is expiring and it is a good time for him to sell. Unfortunately you will need to move out after 2 month's it sounds like he is giving you more than enough time to get it figured out usually they only have to give you 30 days.
If your lease is not expiring than he cannot legally do this but you still have to pay rent up until the time that you vacate and can go after him later after you leave.

Yes you do. If your lease is up in 60 days then you have to pay for the full time. If you are renting "month to month" you can give your notice now and only pay one more months rent, but you gotta give him atleast 30 days notice in most states. Also ask if you can use him/her as a reference for a new landlord.

If you plan on staying, yes, you have to pay rent.
The fact that he is selling doesn't always affect your tenacy, no matter what he is telling you. Check into the law in your area and see if you have to move. I know that may people who end up in my office were told they had to move by their landlord when in fact they did not.

Check your lease agreement. Maybe you can give notice and leave earlier, but you are obligated to pay the terms of the lease.
