Depends on the price. If you set anything low enough, somebody will snap it up.

My thought is that they are not as desirable as the upper units might be -- for me, the negatives would be less privacy and security and if other tenants share the garden, maybe annoyingly noisy as well.

It depends where you live and what it is next to. Condos in general are not good investments. You will always have those maintance fees and share commons walls with people. It's always best to stretch and buy a single family home.

Not if you find a nice family of gophers or squirrels that are in the market for new digs.
