The water comes out at 35 pounds of pressure and then drops to 20, we cannot run more than 1 water source at a time. I assume its low water table, hubby thinks it could be the pump going out. Someone suggested having our well drilled deeper, its 100ft.

We did check the points on the regulator and the regulator is doing its job.

Any ideas on other things we can trouble-shoot ourselves before calling an expert?

If you are talking about residential use, there are usually two sources or pressure.

The well pump provides pressure to lift the water from the ground. You could have pump problems, or a pinhole leak in the well pipe allowing air into the line.

The pump moves the water to a storage tank - usually a steel container shaped more or less like a large-ish propane tank. Inside is a pressurized bladder that maintains water pressure as you use it, without causing the pump to kick on and off constantly. It is possible that your pressure tank is filled with sediment, or that the pressurized bladder isn't up to the task any more.

Most private well water systems work on either a 20 - 40 lb. or 30 - 50 lb. pressure set-up, (kick on @ 20, off @ 40, or on @30 off @ 50. Once the pump kicks off, the pressure should remain the same until some outlet is opened, (faucet, toilet flushed, etc.). If the pressure drops before any outlet is opened, then most likely the check valve is bad, (allowing the water to go back down into the well pipes instead of holding the pressure up at the resevoir tank. If that's the case, it's pretty much a job for a well person. They will need to remove the pump, undo the pipes down to the check valve and replace that, then reassemble and prime the system.

It sounds like the pump is shot.

Sounds your regulator should be adjusted.
