I,ve already been to newsletter sites,thats just a big sales pitch. I don,t want buy I want to design an write this myself,the topic is on (realestate cash flow notes)

Just go into your word processing program, ie, Word, Office, whichever you have and use that..
there are templates in there to help you out.
