Foreclosures can be good buys, but you must be very careful. Often, the previous owers did not take care of the house because they knew they were going to lose it, so they just let things go. Once I was going to buy a house that had been foreclosed on, but when I went to check it out, I found that the roof had leaked so much that the floor and subfloor were rotten in three rooms. That was going to be expensive to have repaired, so I looked for another house. The house I did buy was a rental unit that the man was tired of bad tenants. It's is a nice neighborhood, but it needs some remodeling. I got it for about $20,000 under market. Look in the for sale by owner books at your local stores. That's where I found my house.

Kenny

Go to your local bank that you bank at and ask the loan officer if they have any foreclosures for sale. Yes they are best first homes, because sometimes you don't have to have perfect credit to get them. Sometime the bank just wants someone to make the payments.

In Florida the county tax collectors actually publish a tax sale book. This is all houses that will be sold on the courthouse steps for unpaid taxes.

You can research it and see if they do it in your county. You do have to be financially approved to buy, before the sale.

Good Luck finding your new home.

GoodLuck......Most homes that have been forclosed will be bought by people on the inside... that is Bank employee, mortgage broker personnel, etc........ Usually the general public will not find a good deal.

It is a great way to obtain your first home. Any realtor can get you a list of foreclosed homes in whatever area you want.

No good will come of it. Do not aid the bank in taking someone's home away from them. Do not profit on someone else's misery.
