Why would you want to. It is in your best interest to have a home inspection. It is also in the best interest of the lending institution to get a home inspection so they may require it. What if their is something seriously wrong that a Licensed insured inspector would find but you over looked once you bought it it's yours and you will have the expense to repair it...

I don't think they have any rights. Technically they bought it as is. But you need to read the sales contract to determine that.
