Our best EVP always came with using highly sensitive mikes. We'd spend some time in the area snapping pictures and so on first, and would then invite anoyne who wanted to speak to do so. We'd then vacate the premises for about half an hour or so and leave everything be, then come back
As a side note, we consistently noticed that sites where we got good pictures gave us no EVP, and sites with nothing in our pictures gave us excellent EVP.

Go to an house you may think is haunted or something. Then go into a bathroom and turn on the water a little. Then turn on the tape recorder and ask questons with 10 second intervals.
The intervals give the spirits time to answer and the running water give the spirits a way to channel in to the tape recorder.
