What are rents like in Kansas City.. for, a 2 bedroom in a nice area. (older is better)

64108 - Midtown.
64105 - Downtown
64101 - River Market
64110 - Westport

In my opinion the Plaza is over rated. I like Crossroads. Very gay friendly. I live in a small loft community, 7 units, and 4 of 7 are gay, male and female. I just moved here from the east coast and it seems OK so far. The city seems deserted after 6pm, except for "First Friday's". But it beats living in the burbs. The burbs seem flavorless and filled with strip malls and horrible architecture. Unfortunately the schools suck *** in MO, so private or Johnson Co is the way to go if you have kids. Personally I am not a big fan of spending countless hours going to WalMart and Home Depot to play in my yard on overly hot weekends. I would rather enjoy cocktails and weekend trips to the lake.

People will claim that downtown is crime infested. Sure KC has it's ghetto spots. But so does every other city?? Not to mention most victims know their assailants in violent crime... Stay in the neighborhoods mentioned above and you will be fine.

So to summarize:
KC is OK, kinda slow. You can find stuff to do, but requires some bit of effort, depending where you are from.

River Market and Crossroads are definitely your best places for "gay friendly" atmosphere. Plaza is too expensive and too crowded and too straight... You will get more for your money in Crossroads and River Market. I own a loft with 20+ ft. ceilings and exposed brick walls, new updated kitchens and baths. You can rent in Crossroads and River Market from $800 and up.

Westport is decent. This is the cities claim to bar and club district... It needs some help, again just my opinion and it depends where you are moving from. it is a bunch of college kids who have no where else to go drink, YAWN... They claim that the bars close at 2am, more like 6pm...

6. Plaza (800 - 1500)
7. Rivermarket (800 - 1500)

anywhere in mid town or Wetport.. Like others have mentioned the plaza is over priced but the area is very nice..

my pick is Mid-town here is a zip code..
Many cute older homes... Some fixer uppers some well cared for...
64111 in kansas city that area is called mid-town..
64105 is Quality Hill and this is a part of Kansas City that has been revitilized and a lot of Gay's live in that area...

Also this is the entertainment newspaper in the city... http://www.pitch.com/
tells you what is going on arround town etc... It also has classifieds and everything you need to know about KC.

I'd say the Crossroads is probably the most gay friendly. It is the home of the Pride festival and is the home of the artistic community.

The area around 39th and main seems to be gay friendly as well, likely due to its proximity to Missy B's.

Look in the Waldo area, I can't give you a zip code, but around Wornall between like 82nd Street and around 65th Street.

By the way, avoid Olathe (which is in KS), that's a family community.

Try the Plaza of course rent can be very expensive
