Maybe you need some Fe or vitamin C. You have to eat more meat, drink orange juices and ask a doctor.

the layers of skin under the eye are very delicate, you probably rub your eyes weather you know it or not you could do it in your sleep. and it tends to discolor them kind of like bruising.

I read that if you sleep propped up by using more pillows it can lessen it, I have them too but can't sleep like that.

tired, stressed, aging, not taking good care of skin....u should use eye cream and take care of yourself, it might just be temporary and wear away soon
