There is no standard. What you see is what you get. Some yards are well kept, some are not. Some are landscaped, some are not. If the property is being lived in it will generally be in better shape than if it is vacant.

There is really no standard for anything when buying a home. Each property is unique.

from the date the contract is signed by the buyers & the sellers, you are accepting the property AS IT APPEARS THE DAY OF THE AGREEMENT, as well as the fact that the contract contains a provision stating that the property is to remain in the same or better order from contract date thru closing. if the grass is 2 ft. high, and you agree to buy the property, then the grass can still be that high when you close, but would probably be mowed prior to a sale.

if you don't like what you see, adjust your offer. also make sure that your realtor includes the appropriate provisions regarding this matter.

there is no standard. you get what you buy. if you like the house and the yard is crap, then you fix the yard. or you move on to another house where you like both. it all depends on money, if you have it to buy exactly what you want, well then you are set. if not you buy what you can afford and fix things along the way!
