Depends on which state you are in. Landlord tenant law is governed by state law. Your state may have a requirement that every residential property have certain amenities. However, you may be able to contract around the law in certain circumstances. You may be able to obtain the necessry information from your township or state website (they usually have a section for landlords).

But, as a landlord, I find that properties are a lot easier to rent out when you have the necessities in place. Very few tenants have appliances to move in, nor do they want to spend money on them.

Make sure you get a signed statement from the tenants stating which appliances or fixtures belong to them and which are the property of the current owner. Do NOT take the current owners word for any of this.

I do closings, and I cannot begin to tell you the number of times a seller has sworn that everything belongs to him and it turns out the washer and dryer in the basement belongs to a tenant, or the fridge, or the ceiling fans, or the oven, etc

I once did a closing on a 2-family where the buyer was overjoyed because the tenants unit had a Viking stove AND a Viking fridge (worth about $10,000 easy). He planned to remove them from the tenants unit after evicting them and have them reinstalled in his unit. When we sent the standard letter to the tenants regarding appliances, security deposit, etc ... it turned out the tenant was a professional chef and those were his personal appliances and NOT the seller's.

When you rent out the units having a stove and refrigerator is pretty standard... When purchasing, the stove and refrigerator are NOT generally furnished as they are property of the sellers.

we bought some property has an investment last year. we rent it out with washer, dryer, fridge, stove, dishwasher and fireplace. the more comfortable you make your rental unit and be particular about who you rent to, your tenants will be lasting and respectful. treat your rental as your own home. we liked our tenants so much and vice versa they signed a five year lease with us. we respect them, they respect us. it was a brand new unit as well. along with a rec center. we did not ask much for rent, just enough to pay our mortgage, the investment in the long run is the property not the money that the tenants are paying for rent nor did we want to over charge our tenants either. good luck

yes, a lot of rental properties include a refridgerator and stove. You don't have to have one, but as a past renter, it makes the decision much easier and you can bump the rent like 75-100 a month for rental of them. Good luck.

You don't have to but I think because people are renters, they tend to move more then a home owner, there's a good chance that they won't have those two things. You would probably rent it easier if it had a stove and fridge.

it is standard and not required. think of it this way, renters are not carrying a fridge and stove to each place they move to. especially a stove, because you never know if a place uses gas or electric.

i would say definately. that would make it a lot easier to rent. as a renter, i know i wouldn't rent anywhere i'd have to bring in my own stove and refrigerator.

You will have to check with the laws of your local area. Some places do require them.
