I don't care! I just want some land so I can build my house! As long as it's not a trash dump site I'll be happy.

Like I said as long as it's not TOXIC (so I can do some organic gardening). I'll be happy. Oh and the house thing isn't an issue my house will be fine, same with the suage issue (I have plans).

But flood plane ... well you do have a point about that. I'll make sure it's not a flood plane (or do the best I can to stop the flood from my soon to be house).

If you buy on price alone you will get what you pay for, and when you go to sell will also have to face the same issues the former seller had to face, which also was the cause of the cheap price you paid in the first place.

There are several things you need to consider. Can you build on it? Is it in a flood plain? Is there a perk site for a septic system? Can a normal subsurface sewage system be installed or will a Wisconsin mound or lagoon system be required? Is the title clear and transferable with a guarantee or warranty deed?

Cheap also means that it is in low to no demand or the price would be higher. If nobody else wants it and you need to sell it. what will you do to over come the objections to the price? LOWER IT OF COURSE, and perhaps below your cost. Think about it. I've seen too many people buy a cheap property that later was discovered why and it was too late when they finally came to me.

You definitely have to check out ebay! Also when you find you something you like check out the seller's website... usually you can find something even cheaper.

I've seen dirt cheap. All depends on where you'd be willing to live, right? Usually on the low end / undesirable land (no power, sewer, etc) is around 500-1000 per acre.

So yeah check out ebay and Good luck with that!

You can buy land cheap in western VA ... 3 -5 k acre
