How do I go about selling 2 seperate units of a duplex ? Utilities are completely separate but what about the upkeep of the roof they will be sharing ?

Why do you want them to sell separately unless you want to keep one and sell the other one. In any case, the roof upkeep costs and maintenance costs, etc. has to be shared by both of them so long they are in the same plot of land and in the same building.

Probably file some kind of condo papers for it, make the upkeep of the roof into a fee and have a bank administer it.
