It's probably the result of rounding a measurement to the nearest foot. 40' x 25' is 1,000 SF. 41' x 25' is 1,025 SF. Depending on where the measuring tape latched onto the outside of your home, two people can get two very similar results.

The difference is 2.5%, which should not have any substantial (if any) difference in your home's appraised value.

It figures, though. It's bigger when the tax man measures it. It's smaller when you want to borrow against it.

Your appraisal is probably more of a rough area that the appraiser measured up when he/she appraised it. The online database may be more accurate since it was probably originally inputted when the house was built. Measure yourself and see which is closer. 25' is roughly the size of a good sized closet or a couple small ones. Maybe the appraiser didn't count a closet or pantry as "living space".
