I have loft in my San Fernando Valley (hot, hot, hot) third floor condo. the loft is 19x8 with 8' ceiling, which is the roof of the condo. The new 'Mini-split" a/c seem to be the answer to cool that area (in addition to other a/c in the house). It will also help cool the LivRm/DinRm below, and at least keep the air moving in this large area (35x17x18 ceilings).

I've been advised to put in a 12000 BTU mini split. Is this overkill?

NO in fact it is probably to little.You are basicly on the roof (super hot) and a normal 12'x12' room takes at least 5kbtu.

12,000 btus is only one ton of cooling .and believe me you will need every ounce of cooling.you mite con cider ceiling fans in addition to air conditioning.also one ton of ac will cover approximately 350 sq feet.
