Be a broker at anything. Meaning, bring two interested parties together and earn a commission. People are always wanting to sell something, find a buyer and get compensated for it. You will not have put any money down and you walk away with money.

I know a guy who drives around picking up peoples old "junk" that they want to throw out. He takes it all home and sells it on ebay....100% profit,well besides gas and your time
