Did you have an inspection done? How much will repairs/improvements cost you after move-in? Are the sellers ready to move or stalling on the closing date?
These are just a few of the things that can affect the selling price. One initial walk-through is simply not enough - you need to do some research along with your realtor before just pulling out a figure.

It greatly depends if you need help with closing cost, (The seller could do Seller Help toward your closing cost). If that is the case, I normally tell my clients NOT to hackle over the price, since you are asking for closing cost help - especially if the home is thru a realitor, and the seller has to pay the realitor their fee which runs from 3-6 percent of the selling price, and you ask for 3-5 percent toward closing cost -assistance)

If there's many houses in the neighborhood and they are not selling fast...try offering the asking price or may be 1 or 2k lower. If houses are selling fast add about 3-4k ontop of the asking.

Hire an agent and here's why.

1. What if the home is really worth $110,000?
2. What if the home is really worth $150,000?

You don't know.. the agent will.

Find out what other houses sold for in the area. Find out what you can afford to pay.

All things being equal, I'd offer 118,500. Then they can counter offer or you can raise it.

Really depends on your location. Here in Michigan you could start at $115000, would be my guess.
