I'm not sure which ones are cheaper, but a realtor definitely will. Most realtors have neighborhood/business/job info available on their sites as well.

A really good website to browse local real estate/real estate agents is: http://www.idxbroker.com/news/256_IDX,_Inc._Introduces.php

just click on the state and you can check out local agents/homes/rentals without having to contact the realtor first. It's really easy to navigate and is full of info about realtors with links to their personal websites.

If you don't want to do your own research, try going to the site, finding an agent and they can probably do the work for you, or find somebody in your price range who can.

I do not think you can break this question down by state. Think of the differences between cities as your target.

You should be able to find lots of data by city on both websites.
Without specifying large or small city, I would guess any place other than CA has a lower cost of living in the smaller communities.
