There is a course that has to be taken and passed before a licence is obtained. Ask about it at a local real estate office.
As far as earnings, that will depend on how good a salesperson you are. Some real estate agents have annual incomes in the high six figures and more while others are hardly making a living.

Some people may refer to any licensed real estate agent as a real estate broker. However, a licensed real estate agent is a professional who has obtained either a real estate salesperson's license or a real estate broker's license.

It's all about personality, confidence and selling yourself. You could also go the car salesman route and be overbearing, never stop talking, never answer a straight question, and lie, lie, lie!
