Try your local newspapers. The land for sale ads usually appear right after the house for sale ads.
Realtors have websites. But I would not expect to find many ads for land. Not enough commission for Realtors to be interested.

Knock on some doors. If you see property that you are interested in, you ought to make them an offer. Most times the best deals are the ones that are not advertised. And then sometimes you might come across a property owner who had not considered selling until someone came by and offered to buy it. Thats how I ended up getting my house for $52,000 under the fair market value.

Using a realtor as a buyer cost you NOTHING!
Why go through all the trouble of filling up contracts, making offers and searching a land or home when a realtor can do all that for you and much more, at no cost at all (or some insignificant office processing fee)

The BEST WAY is at your courthouse. Go to the courthouse and they will have everything you need including foreclosures, deaths, etc.
