I am doing an exercise for work and I need some legitimate imput and details

and why you feel that way

You need to show the options and the costs of each, vs how much you will get for the house.

For example, if you are able to redo the kitchen floor yourself and pay $500, and have the time, great. If not, maybe it costs $2,000 for a contractor (I have no idea).

This analysis feeds into the sale of the house. If nether option effects the house price, then do the cheapest. If you can get $3,000 more for the house by spending $2,000 for the contractor, but can't get anything if you do it yourself, then hire a contractor. Assuming you can afford it.

It may also effect the timing of the sale. If you don't do anything, it may still sell for $300K, but it may take longer to sell.

So lots of things to consider.

I do quite a bit of handy work around my home. We recently sold a home and there was some work there that needed to be done. I looked at it from the standpoint of the following decision tree:

1) Do I have time? - No - Contract
2) Do I have the skills? - no - Contract
3) Do I have the tools or can the tools I need be acquired at a reasonable amount and be usefull to me at a later date? - No - Contract
4) I determed how much will it cost me in fuel, materials, tools, etc to complete this job and then subtracted that from the cost of contracting it. I then divided the amount saved by the hours I estimated it would take me to do it. Is my savings per hour was greater than $15? - No - Contract (i value my time at > $15/hour.)
5) If I do this job myself, are there potential harzards or risk that could occur at a later date that I could be held responsible for and is this risk large enough to warrent someone doing the job? Yes - Contract
6) If I get this far.. then I'd do it myself.

I considered each fix/update/replacement in it's own merits. I ended up doing most of the work myself but did contract out the Carpet and A/C update.

If you know what you are doing it is ok for you to fix it. Like me I do all the small plumbing, electrical, etc when needed. But I call the Electrion if there is something in the box that needs repair, Never take on something you do not know about. Like even the ac. , the roof, major plumbing. Call for help. Ask around others might know someone.. You could sale your home As IS but won't get quite as much for it. Lowes hardware has glasses how to fix thing s. Good luck Pem.

if u have the skill level u can do it ur self and save the money.....but if u want it done right and u know that what needs fixing will improve ur chances of selling the house then hire someone that does this for a living,,,

If you are capable of doing the work yourself at a professional level, then;yes do it yourself. If you can't do it at a professional level,then; I would say you should hire someone.

If I was to giveaway my house for $300k($20 a foot) the buyer would have to fix what he complained about.

yes do it so people will not not make advatage of that to reduce the price. you might add that reparing to the price of the house. it is a good house that way some peole do not like to fix things
